OUR METHODOLOGY

Magic Pro Cleaning's Cleaning Standards

An end of tenancy clean isn't a regular deep clean. It's a specific standard designed to pass formal checkout inspections by inventory clerks and letting agents — the people whose reports determine whether you get your deposit back. Our cleaning methodology is built around what these inspectors actually assess, photograph, and flag. Here's exactly what that means, room by room.

The critical distinction: a regular cleaning company cleans until things look clean. An end of tenancy clean must pass under a trained inspector's scrutiny — someone who will open your oven, photograph behind your fridge, run a finger along your window tracks, and note limescale on your bathroom taps. That's the standard we're built around. If you're weighing up whether to do it yourself or hire a professional, understanding what inspectors check is the starting point.

Room-by-Room: What We Clean and Why

Every room has areas that inventory clerks specifically assess during checkout inspections. These are the areas that trigger deposit deductions — and the areas our teams are trained to prioritise. Items marked

are photographed and assessed in almost every checkout report.

Our Standards vs Industry Norms

Not all end of tenancy cleaning companies follow the same standard. Some common industry practices leave gaps that inventory clerks will find. Here's where our approach differs. For a broader comparison of companies, see our alternatives overview.

Our Quality Assurance Process

A checklist is only as good as its execution. Here's how we ensure every clean meets the standard — from briefing to post-checkout support.

STEP 1

Pre-clean briefing

Team reviews the property details, any specific instructions, and the checkout inspection timeline. If the letting agent or inventory company is known, the team is briefed on their specific assessment priorities.

STEP 2

Systematic room-by-room execution

Teams work through the property following our 67-point checklist. Wet areas (kitchen, bathrooms) are started first so products have dwell time. Every room is completed fully before moving to the next.

STEP 3

Team lead walkthrough

Before leaving, the team lead walks the entire property against the checklist. Focus areas: oven interior, extractor fan, behind appliances, all window tracks, all skirting boards, bathroom grout and seals, and cupboard interiors. Any shortfalls are addressed on the spot.

STEP 4

Photographic documentation

Key areas are photographed: oven interior, hob, extractor fan, bathroom fixtures, and any areas where pre-existing damage or wear is noted. Date-stamped photos serve as evidence in case of any dispute.

STEP 5

72-hour post-clean support

If anything is flagged during the checkout inspection within 72 hours, we review the feedback and return to address specific issues at no additional cost. This window covers the gap between the clean and the inspection.

How Our Teams Are Trained

End of tenancy cleaning has specific requirements that general cleaning training doesn't cover. Our training programme focuses on four areas.

Inventory Clerk Assessment Criteria

Cleaners learn what companies like No Letting Go, Inventory Base, and independent clerks actually photograph and report on. This means the cleaning standard is calibrated to the people who will judge the result — not to a generic cleaning checklist.

Common Checkout Fail Points

Specific training on the areas that most frequently trigger deposit deductions: extractor fan filters, oven cavities and door glass, behind freestanding appliances, window tracks, bathroom grout, and the tops of wall-mounted cabinets.

Product Knowledge & Surface Safety

Every product has a right and wrong application. Training covers which degreasers are safe on which surfaces, when to use limescale remover vs a gentler descaler, how to avoid etching on marble or granite, and which products require ventilation.

Supervised Initial Assignments

New team members work alongside experienced cleaners on their first assignments. They don't lead a job until they've demonstrated consistent results across multiple property types and sizes.

What Deposit Adjudicators Say About Cleaning Standards

The deposit dispute schemes — DPS, TDS, and mydeposits — have published guidance on what constitutes an acceptable cleaning standard. Our methodology is built around these principles.

"A 'professional standard of clean' means a very high standard of cleanliness — it does not mean that a professional cleaner completed it."

DPS Adjudication Guidance

What this means for you: The standard is about the result, not who did the work. Our cleaning achieves the result — and the receipt proves it.

"The check-in report sets the baseline. The property should be returned in the same condition, allowing for fair wear and tear."

TDS Dispute Resolution Principles

What this means for you: We calibrate to the check-in standard. If the property was 'domestically clean' at check-in, that's the target — not a hospital-grade deep clean.

"Costs claimed must be proportionate to the shortfall identified."

DPS & TDS Common Principle

What this means for you: Our room-by-room approach means that if only the oven needs attention, that's what gets cleaned. No inflated full-property charges.

Products & Equipment

Consumer cleaning products — the sprays and creams you buy in supermarkets — are formulated for regular maintenance. End of tenancy cleaning requires professional-grade products with higher concentrations designed to remove baked-on grease, hardened limescale, and ingrained grime in a single application.

Kitchen — Degreasers

Commercial-strength alkaline degreasers for oven interiors, extractor fans, and hob surfaces. Cuts through carbonised grease that consumer oven cleaners can't shift in one application.

Bathroom — Descalers & Mould Treatment

Phosphoric acid-based limescale removers for taps, showerheads, and glass. Chlorine-based mould treatment for grout, silicone seals, and tile surfaces. Chrome-safe formulations for fixtures.

Surfaces — Multi-Purpose & Glass

pH-neutral cleaners safe for all common surfaces including laminate worktops, painted walls, and wood. Streak-free glass cleaner for windows, mirrors, and appliance fronts.

Equipment

Professional-grade vacuum cleaners with HEPA filtration, microfibre cloths (colour-coded by area to prevent cross-contamination), extension tools for high areas, and all necessary specialist tools. Teams bring everything — you don't need to provide anything.

Surface safety: All products are tested on inconspicuous areas before use. We know which degreasers are safe on granite vs. laminate, which descalers are safe on chrome vs. brass, and which surfaces require pH-neutral cleaning only. All products are COSHH-compliant and we carry material safety data sheets on every job.

The 72-Hour Reclean Guarantee

Every end of tenancy clean comes with a 72-hour reclean guarantee. If your checkout inspection — carried out by a letting agent or professional inventory clerk — identifies cleaning shortfalls within 72 hours of our clean, we return to address them at no extra cost. This covers the window between the clean and the formal inspection.

The guarantee is triggered by the checkout report or written agent feedback — not by a subjective opinion. We review the specific items flagged, identify what needs addressing, and schedule the reclean. The goal is to resolve issues before the deposit deduction process begins.

The guarantee does not cover pre-existing damage, staining that cannot be removed with cleaning (e.g. permanent limescale etching on glass), or issues caused after the clean (e.g. tenant re-entering the property).

Built to pass inspection

67 checkpoints. Professional-grade products. 72-hour reclean guarantee. Every clean is designed around what inventory clerks actually assess.
